LEMOYNE, Pa., June 20, 2025 ~ The Pennsylvania housing market is experiencing a positive upswing, with an increase in both home inventory and prices last month. According to a report prepared for the Pennsylvania Association of Realtors®, the number of listings rose by more than 12% compared to the same time last year, reaching over 41,100 in May. This also marks a 12% increase from the previous month. The current housing market has a 4.26-month inventory, which is considered balanced in the real estate industry.
In addition to the rise in home inventory, the median sales price also saw an increase of more than 6% from last year, reaching $305,000 in May. This is a 3% increase from April and shows that buyers are still willing to invest in homeownership despite rising prices.
Bill Lublin, PAR president and CEO of Century 21 Advantage Gold in the Philadelphia region, stated that the increase in listings provides more opportunities for buyers to find their dream home. He also noted that the rising prices demonstrate the resilience of the market and buyers' willingness to invest in homeownership.

Home sales saw a significant jump of 16% in May compared to April, with a total of 10,635 sales last month. However, this number is down by 3.8% compared to May of last year.
Lublin believes that the increase in available homes is helping to balance out the market and benefit both buyers and sellers. With more options for buyers and strong home values for sellers, this environment creates a win-win situation for both parties.
